This Website Privacy Notice describes how MAXX Property Management (“MAXX,” “we,” “us,” or “our”) collects, uses, and discloses personal information through the MAXX rental website at maxxpm.com (the “Website”).

This Notice does not apply to third-party websites or services, including AppFolio portals and applications, linked business websites, or other services that publish their own privacy notices.

2. Personal Information We Collect

We may collect the following categories of personal information through the Website:

  • Information you submit, such as your name, email address, telephone number, communications, and information included in inquiry or scheduling forms.
  • Property-search and interaction information, such as listings, locations, filters, applications, links, telephone numbers, and scheduling features with which you interact.
  • Device, network, and usage information, such as IP address, approximate location derived from network information, browser and operating-system information, referring page, landing page, pages viewed, session and visitor identifiers, URL parameters, and Website events.
  • Cookie and advertising information, such as consent preferences, analytics identifiers, advertising identifiers, and information generated by cookies, pixels, and similar technologies when permitted by your choices.

We collect this information from you, from the browser or device through which you access the Website, and from service providers that support the Website.

  • hosting, information-technology, security, and other business service providers;
  • analytics providers, including Google Analytics when enabled;
  • advertising platforms, including Meta when enabled;
  • property-listing, application, resident-portal, and tour-scheduling providers;
  • professional advisers, government authorities, and other recipients as required by law; and
  • other recipients at your direction or with your consent.

We do not sell personal information for monetary consideration. Our disclosure of identifiers and Internet or other electronic-network activity to advertising platforms may constitute “sale,” “sharing,” or processing for targeted advertising under applicable state privacy laws. You may opt out as described below.

During the preceding 12 months, we collected the categories of personal information described in Section 2 and disclosed those categories to the recipient categories identified above for the purposes described in this Notice. During that period, we may have shared identifiers and Internet or other electronic-network activity with advertising platforms for cross-context behavioral or targeted advertising. We did not sell personal information for monetary consideration.

No mobile information will be shared with third parties/affiliates for marketing/promotional purposes. All other categories exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

5. Cookies and Privacy Choices

We use first-party cookies and similar technologies to operate and secure the Website, maintain sessions, remember privacy choices, and support Website operations. We also process basic Website usage and interaction information for operations, security, and improvement.

Subject to your choices, we use Google Analytics to measure Website traffic and performance and advertising technologies to measure campaigns and support relevant advertising. You may allow or decline these optional technologies through Your Privacy Choices in the Website footer. Declining optional technologies does not prevent MAXX from processing basic Website usage information for operations, security, and improvement.

Third parties may collect information about your activities over time and across websites or online services through optional technologies when those technologies are enabled.

Where required by applicable law, we process a recognized Global Privacy Control (“GPC”) signal as a request to opt out of targeted advertising and related sale or sharing for the browser or device that sends the signal. The Website does not respond to legacy browser “Do Not Track” signals that are not recognized universal opt-out mechanisms.

By sending a text message to MAXX Property Management, you consent to receive text messages from MAXX Property Management regarding property updates, viewing appointments, and other communications. Message and data rates may apply.

How to Opt-Out: You can opt out of SMS communications at any time. .. .0 by replying "STOP" to any text message or by contacting us directly. We will process your opt-out request within 10 business days.

Message Frequency: Message frequency varies based on your website interactions and communication preferences. You may receive messages for property updates, appointment confirmations, and important notifications.

7. U.S. Privacy Rights

Depending on your state of residence and subject to applicable exceptions, you may have the right to:

  • confirm whether we process your personal information and access that information;
  • correct inaccuracies in your personal information;
  • request deletion of personal information;
  • obtain a portable copy of certain personal information;
  • opt out of sale, sharing, or processing for targeted advertising;
  • appeal our decision regarding a privacy request, where applicable; and
  • exercise applicable rights without unlawful discrimination.

California residents may opt out of the sale or sharing of personal information for cross-context behavioral advertising through Your Privacy Choices or a recognized GPC signal. Residents of other states may use the same methods to opt out of targeted advertising where applicable.

An authorized agent may submit a request where permitted by law, subject to verification of the agent's authority and the consumer's identity.

The Website is not directed to children under 13, and we do not knowingly collect personal information from children under 13 through the Website.
